That philosophy also applies to how projects may be funded. Real estate development costs are not always perfectly known from the first day, so our structures may use a Capital Call model that allows investor funding to follow the real needs of the project step by step.
Instead of collecting unnecessary capital upfront, investors may define the maximum amount they are willing to participate with, while project capital is requested progressively as actual construction, infrastructure, permit, and development requirements become clearer.
Through these structures, eligible investors can participate directly in the Croatian real estate building company without directly buying, owning, or managing the property themselves.
For U.S. accredited investors, participation is structured through U.S.-based LLC vehicles. For eligible non-U.S. investors, participation can be structured through UK-based LLP vehicles, except where the investor is a U.S. citizen or otherwise restricted.
The great advantage of these structures is that both the U.S. LLC and UK LLP are commonly treated as partnership-style vehicles. This means there is generally no tax at the company level itself, and tax passes through to the investor's local country of residence.
In that way, investors can participate through strong U.S. or UK corporate law, with low administration, a simpler tax structure, and tax treatment connected directly to their own local jurisdiction.
