LOW MANAGEMENT COSTS OF FUNDS

VILLA BIT CAPITAL has a radically simple and transparent fee structure.

We have only a 1% annual Asset Management Fee, charged yearly on investor capital.


That is all our fees — just that one single fee.

Sure, if an investor/member potentially wants to sell or transfer their LLC or LLP ownership interest to another person before the official exit happens, we have a 1% Ownership Transfer Fee that applies additionally in that situation, which is self-understandable.

That clearly shows VILLA BIT CAPITAL’s intentions. It is transparent that we are focused on the realization of real estate projects only, and we earn through the successful realization of those real estate projects.

Our offer is the first on the market of this type. But check existing similar, fully local USA-based offers that, under the same U.S. laws, collect money from real estate investors.

When you compare their fee structures, on top of Asset Management Fees they often additionally charge:

  • Acquisition Fee — usually around 1% when buying property
  • Disposition Fee — usually around 1% when property sells
  • Financing Coordination Fee — usually around 1% on loans, refinancing, and financing arrangements

Every building is always organized under a new separate investment structure.
Each villa project may use one dedicated USA LLC for eligible U.S. investors and one dedicated UK LLP for eligible non-U.S. investors.
The project may also use a Capital Call model. Because real estate development costs are not always known with precision from the first day, investors may define the maximum amount they are willing to invest, while funding is requested step by step as actual project requirements become clearer.This allows project funding to remain aligned with real development costs instead of collecting unnecessary capital upfront. For U.S. accredited investors, this is generally a separate U.S. Delaware LLC. For eligible non-U.S. investors, except U.S. citizens, this may be a separate UK LLP or other suitable non-U.S. structure.

TAKE ACTION CAPITAL CALL STRUCTURE

The minimum investment amount is USD 30,000.

Investors may define the maximum amount they are willing to commit to a project. As development progresses, funds may be requested through Capital Calls based on actual project needs.For example, an investor may commit up to USD 100,000, while the project initially requests only a portion of that amount and later requests additional funding only if required.

This approach helps match project funding with real construction, infrastructure, permit, and development costs as they become known.
